Passive House certification is earned, not styled — it's a performance standard measured in kilowatt-hours per square meter, not a look. This house outside Portland hits it through an unusually disciplined envelope: sixteen inches of continuous exterior insulation, triple-glazed European tilt-and-turn windows, and an airtightness test result of 0.4 air changes per hour, roughly a tenth of what a typical new house achieves.

The airtightness number matters more than any single material choice. Every penetration through the envelope — every wire, pipe, and structural connection — had to be sealed and taped before drywall went up, which meant the blower-door test happened twice: once mid-construction to catch leaks while they were still accessible, and once at completion to confirm the final number.

The envelope does almost all the work. The mechanical system is small because the building barely needs it.

Because the envelope holds heat so well, the mechanical system shrank dramatically. A single heat-recovery ventilator supplies fresh, pre-warmed air to every room continuously, and a small ductless heat pump covers the rare cold snap. There's no furnace, no boiler, and no gas line to the house at all.

The architects oriented the long facade within five degrees of true south and sized the roof overhangs precisely enough to admit low winter sun while blocking the high summer sun — a passive solar calculation that predates Passive House by decades but pairs naturally with it.

A rooftop solar array sized to the house's now-modest energy demand pushes the annual balance to net zero. It's a smaller array than most net-zero homes need, precisely because the envelope did the harder work first — solar panels are the easy, visible finale to a project that's really about the parts nobody sees.
