Underpinning is one of those renovation techniques that's invisible when done right and catastrophic when it isn't: lowering a basement floor means excavating below the existing footings, which means those footings need new support before the soil beneath them is removed. This project needed the basement two feet deeper to hit a usable ceiling height, on a foundation with no engineering drawings on file.

The contractor worked the perimeter in eight staged sections, roughly four feet wide each, never excavating below more than one section's footing at a time. Each section was hand-dug beneath the existing footing, formed, and poured with a new concrete underpin before work moved to the next section — a sequence designed so the house was never resting on more than a small fraction of unsupported footing at once.

You're not digging a hole. You're renegotiating with a foundation that's held the house up for eighty years.

Soil conditions turned out to be the project's biggest variable: two sections hit a pocket of loose fill soil, likely backfill from the original 1940s construction, that couldn't safely support the staged approach until it was excavated further and replaced with engineered fill — a change that added three weeks to the underpinning schedule alone.

With the new floor level established, the space qualifies as a proper garden-level story rather than a basement, with two new window wells cut through the foundation wall to bring in code-required natural light and a legal secondary egress.

Structural monitoring points were installed at four corners of the house before excavation began and checked weekly throughout — a precaution that produced no measurable settlement, but one the engineer considered non-optional on a foundation with this little documented history.
